Principal Certifying Authority
Prior to commencement of work, the owner must appoint a person to inspect the building work under construction and to issue required certificates, including an occupation certificate. This person is known as the Principal Certifying Authority (PCA).
Sutherland Shire Certification Services (SSCS) can be appointed to act in the role of the PCA within the Shire or one of our accredited certifiers outside the Shire. In undertaking the role of PCA some of the following construction inspections may be required to be carried out so that the final certificates can be issued:
- soil erosion controls (prior to commencement of work)
- excavations (Class 2-9 buildings only)*
- foundations and footings *
- steel reinforcement *
- pool fencing*
- floor joists before laying floor *
- framework *
- floor, wall and ceiling inspections for fire ratings and sound transmission (Class 2-9 buildings only)*
- wet area *
- fire services/construction
- stormwater *
- final *
* Depending on the classification of the development, these inspections may be mandatory inspections under the Environmental Planning and Assessment Act. This means that the PCA or an accredited certifier must undertake the inspections. Failing to have a mandatory inspection carried out may result in the PCA not being able to issue the required occupation certificate at the completion of work.
We do construction inspections six days per week (by arrangement) to ensure no downtime for our clients.
There are no extra costs for Saturday inspections. Our service can be structured to meet your needs.
